Escrow Service

Escrow Service - $350
Receive the fully executed contract package from agent
(Buyer or Seller file)

  • Prepare file and submit via SkySlope
  • Open Escrow with Title Company
  • Update MLS Status when applicable
  • Send intro letters to all parties involved (title, co-op-agent, lender, client)
  • Create a calendar for due dates and contingencies
  • Review all documents for accuracy, signatures and initials
  • Evaluate any missing info and coordinate corrections as needed
  • By agent instruction - Create addendums, collect signatures, distribute to all parties
  • Ask for SPDS, CLUE and LSU
  • Create BINSR Repair Request or Seller Response (by agent instruction)
  • Work through final BINSR and deadlines
  • Request LSU from lender and distribute for buyer’s signature if needed
  • Receive and review Preliminary Title Report Maintain all file documents via SkySlope, acquire any corrections noted by broker
  • Follow up on appraisal schedule
  • Make sure all repair receipts have been received
  • Receive and review Pre-Audit settlement statement as a second set of eyes
  • Order Home Warranty when applicable
  • Provide client with pre-closing instructions and expectations
  • Provide client with utilities list
  • Help to coordinate walkthrough, signing, key delivery and closing
  • Send Congratulations Notice to all parties upon recordation
  • Update MLS Status when file is closed
  • Order Sign Post Removal when applicable
  • Order “Just Sold” cards with agent authorization
  • Ensure receipt of closing package from title to BHHSAZ Admin
  • CELEBRATE and work towards the next deal!

Listing & Lease Services

Premium Listing Input Service - $125
 (payable at the time of service unless combined with escrow service)
If Combined with Escrow Service - $100
Receive the fully executed Listing Documents from Listing Agent

  • Prepare file and submit via SkySlope
  • Review documents for accuracy
  • Request any corrections from agent should any be needed
  • Follow up with Seller to make sure SPDS & HOA Addendum are completed
  • Receive photos from agent, input photos into MLS
  • Label, sort and coordinate photos
  • Write remarks for MLS
  • Save profile in MLS as “incomplete”. Agent shall review, approve and go live
  • Order post install if applicable
  • Set up Showing Time if applicable
  • Update Lockbox in agent’s SUPRA account if applicable
  • Order flyers and postcards – agent shall proof and finalize

Basic Listing Input Service - $75

  • (payable at the time of service unless combined with escrow service)
  • Receive the fully executed Listing Documents from Listing Agent
  • Prepare file and submit via SkySlope
  • Review documents for accuracy
  • Request any corrections from agent should any be needed
  • Follow up with Seller to make sure SPDS & HOA Addendum are completed
  • Order post install if applicable
  • Set up Showing Time if applicable
  • Update Lockbox in agent’s SUPRA account if applicable
  • Order flyers and postcards – agent shall proof and finalize


Lease Input Service - $75

  • Receive the fully executed Lease Documents from Agent
  • Prepare file and submit via SkySlope
  • Prepare the Lease/Rented Transaction Form for Office
  • Review documents for accuracy
  • Request any corrections from agent should any be needed
  • Make sure W9 has been received from cooperating brokerage
  • Make sure Move In/Out form is completed within 5 days of lease
  • Finalize SkySlope file
